Where do I submit my Notice to Vacate? In the tenant portal via the web or the app, use the menu to navigate to Contact Us and select Request Notice to Vacate. Alternatively you can email or mail your notice to us.
How can I schedule my Move-Out Inspection? You are entitled to request an initial inspection of the rental to take place during the last 14 days of tenancy. A final inspection will be performed after you have moved out of the rental. You can schedule these by contacting us or scheduling online.

Add Notes for Issues: If a problem arises after accepting a work order, please add a note to it.
Maintenance Limits & Emergencies: If the job costs more than the maintenance limit, send an estimate for property owner review. For code enforcement and health/safety emergencies, proceed with the necessary work immediately.
Update Status: Mark the work order as complete when you're done. Add any extra notes if needed.
Invoice: Include the work order number on your bill.

In most cases, after the end of your lease term, a month-to-month tenancy is automatically created with all other lease terms and conditions remaining in full force and effect.When can I move out? See Section 2 of your lease agreement.
If you are in a month-to-month tenancy, you can submit your notice to vacate at least 30 days before your intended move-out date. If you are in a lease, you can vacate at the end of your lease term, submit your notice to vacate before your move-out date. Tenants are responsible for paying rent through the termination date even if moving out early.How do I submit my notice to vacate?
You can submit your notice online in the tenant portal by selecting Contact Us and clicking Request Notice to Vacate. You can also mail or email your notice to us.Can we do an inspection before the move-out date? See Section 25 of your lease agreement.

- Turn in all copies of all keys and any opening devices (e.g. garage door openers).
- Vacate and surrender premises to landlord, empty of all persons and personal property.
- Clean and deliver premises in the same condition.
- Remove all debris.
- Provide forwarding address.
- All alterations/improvements made by or cause to be made by tenant, with or without landlord's consent, become the property of landlord upon termination. Landlord may charge tenant for restoration of the premises to the condition it was in prior to any alterations/improvements.How is the deposit handled? See Section 4 of your lease agreement.
All or any portion of the security deposit may be used, as reasonably necessary, to: (i) cure Tenant's default in payment of Rent (which includes Late Charges, NSF fees or other sums due); (ii) repair damage, excluding ordinary wear and tear, caused by Tenant or by a guest, invitee or licensee of Tenant; (iii) clean Premises, if necessary, upon termination of the tenancy; and (iv) replace or return personal property or appurtenances. SECURITY DEPOSIT SHALL NOT BE USED BY TENANT IN LIEU OF PAYMENT OF LAST MONTH'S RENT. If all or any portion of the security deposit is used during the tenancy, Tenant agrees to reinstate the total security deposit within 5 days after written notice is delivered to Tenant. Without prior written consent, tenant(s) can not make repairs, alterations or improvements in or about the premises including: painting, wallpapering, adding or changing locks, installing antenna or satellite dish(es), placing signs, displays or exhibits, or using screws, fastening devices, large nails or adhesive materials. Landlord shall not be responsible for the costs of alterations or repairs made by tenant(s).
